GeoMaus was appointed to capture and document a vacant distribution facility to support redevelopment. The building had no electricity and was available for survey for one day only.
At 200,000+ square feet, the scale demanded a methodical approach, yet the single-day access window left no margin for error. The absence of electricity meant the interior was dark – equipment had to be fully self-powered and capable of accurate capture in low-light conditions.
Pre-site planning was critical. The team reviewed satellite imagery and available records to map scan positions before arriving, eliminating time spent assessing the building layout on the day.
All equipment was fully self-powered. Laser scanners operated on internal batteries, and supplementary lighting was brought on site for the darker interior zones. The team worked systematically through loading bays, warehouse floor, office areas, and external perimeter verifying coverage completeness before moving to each next zone.
The structured model and drawing set supported architectural redesign and modernisation works. Accurate documentation reduced redevelopment risk and allowed design teams to progress without delay.
The BIM model served a dual purpose: supporting clash detection during design, then becoming the foundation for the building’s digital asset management post-construction.
