Measured Surveys and BIM Models for Hotels & Hospitality

Accurate floor plans, as-built drawings, and existing conditions Revit models for hotels, resorts, and hospitality properties. Built for the operational realities of live hotels: occupied rooms, brand standard refurbishment cycles, and guest experience that can’t be disrupted. Every project is run directly by Michael Kiernan, GeoMaus’s founder.
Typical projects: Existing hotels and hospitality properties, 100 rooms and above. Single properties, brand portfolios, and global multi-site programmes.

THE CHALLENGE

Hotels Where the Original Drawings No Longer Match the Building

Most hotels we’re called into have the same three problems. We document the property as it actually is today, so your team can plan refurbishment, brand updates, or portfolio works from facts, not assumptions.

Renovating while rooms are occupied Hotels can’t close for a survey.

Traditional measured surveys with hand tapes and tripods are slow, intrusive, and disrupt guests. The result is rushed measurements, missed details, and design teams working from documentation that doesn’t reflect what’s actually there.

Brand standard refurbishments designed against outdated drawings

Your design team has a refurbishment cycle or brand refresh to deliver, but the original drawings are 20+ years old and don’t reflect the changes accumulated over previous refurbishments. Decisions get made on bad information and surprises appear during construction.

Portfolio-wide inconsistency across properties

You’re managing a portfolio of hotels where each property has been documented differently, or not at all. Asset managers can’t compare buildings like-for-like, brand teams can’t roll out standards consistently, and every new design consultant has to re-learn each property from scratch.

WHAT WE DELIVER

Drawings and Models Built Specifically for Hotel Operations

We deliver the documentation hotel and resort teams actually use. Accurate measured surveys of guest rooms, corridors, lobbies, function spaces, food and beverage areas, and back-of-house. Existing conditions Revit models that capture the property as it is today, ready for design teams, brand teams, and asset managers to work into directly.

Every drawing and model is built from verified 3D laser scan data, not estimated or traced from old documentation. Whether you need a single hotel documented or a portfolio brought to one consistent standard, the deliverable is the same: a current, traceable record of the property. Michael personally signs off every drawing set before it leaves us.

OUR APPROACH

Built Around an Operating Hotel, Not an Empty Property

Hotels can’t close for a survey. We plan every scan day around how your property actually runs.
01
We work around occupancy and guest experience

We scan during natural windows in your occupancy cycle: housekeeping turnovers, low-season periods, or pre-arranged room access in line with your operations team. Guests never know we’re there.

02
We document occupied rooms discreetly

Where rooms need to stay in service, we work room-by-room during cleaning windows or scheduled maintenance access. No room is out of service longer than the normal housekeeping rotation.

03
We coordinate with your operations and front-of-house teams
Every scan day is agreed with your operations lead, your front office, and your housekeeping team. You’ll know exactly who’s onsite, when, and what they’re doing.

SERVICES TAILORED FOR YOU

Complete, Native Deliverable Packages

Every hospitality survey includes a comprehensive set of drawings and structured data, processed exactly to your technical specifications and ready for immediate design use.

Measured Building Surveys

Comprehensive floor plans, external elevations, and structural sections across guest rooms, front-of-house lobbies, commercial kitchens, and back-of-house operations. Fully annotated with exact wall thicknesses, structural openings, door/window configurations, and precise level datums.

3D Laser Scanning

High-speed, millimetric LiDAR capture of complex structural volumes, multi-story atriums, expansive ballrooms, and heritage interiors. Capturing millions of coordinates per second with $\pm$2mm accuracy—completely eliminating the need for scaffolding, manual measurement, or physical contact.

Scan to BIM (Revit)

Parametric, Revit-ready 3D models engineered for flawless FF&E (Furniture, Fixtures & Equipment) coordination, MEP clash detection, and long-term asset management. Intelligent BIM objects are built with accurate dimensional constraints, material data, and family parameters.

Topographical Surveys

Detailed site level grids, drainage invert levels, boundary delineations, and parking layout mapping. Crucial for resort expansions, new pool installations, and outdoor event venue programming—especially on complex coastal or hillside terrains.

COMMON QUESTIONS

Common Questions

Everything you need to know about our hospitality surveying workflow, accuracy, and deliverables.

Can you survey while the hotel is fully operational?
Yes. We scan during natural windows in your occupancy cycle so guests never see disruption.
We deliver every property to the same drawing and modelling standard, so your team and incoming design consultants can switch between hotels without retraining.
Site time depends on the property. A 100-room hotel is typically two to three days onsite; a 500-room resort or multi-building property is one to two weeks. We plan the scan rotation around your occupancy cycle.
Yes. Non-contact 3D laser scanning is well-suited to heritage and listed properties because there’s no physical contact with sensitive finishes.
Michael Kiernan, GeoMaus’s founder, runs every project personally. You’ll have his direct line from the first call. The fieldwork and modelling are delivered by our team, but the planning, the quality control, and any decision that affects your programme are owned by Michael.
