Our MEP documentation service delivers precise building services drawings extracted directly from 3D laser scan data. We capture the exact location, size, and routing of every building services component – HVAC ductwork, electrical conduits, plumbing pipes, fire protection sprinklers, and cable trays – producing building services documentation that is accurate, layered, and ready for building handover or coordination work.

On every large MEP documentation project, you’ll work directly with Michael Kiernan, GeoMaus’s founder, from first call to delivered handover package. Scope and Discipline Brief
We’ll talk through your building, the services in scope (mechanical, electrical, plumbing, fire protection), and the level of detail you need. You’ll have a written scope and a delivery date within 48 hours.

Site Scan
Survey-grade laser scanners capture every building services component in place. Planned around your operations to minimise disruption. Plant rooms, ceiling voids, and service corridors are all in scope.

Services Extraction and Drafting
Building services are extracted directly from the point cloud. Each system is drawn in separate layers with accurate dimensions, pipe sizes, and equipment tags. Drawn in-house by our team.

Coordination, QA, and Handover
Overlay drawings are produced against architectural and structural backgrounds. Clashes, clearances, and conflicts are identified within the building before they become costly site problems.

Scanners are positioned to capture above-ceiling and behind-equipment spaces. Where direct line-of-sight is restricted, multiple scan positions are merged to give complete coverage. Nothing is guessed.
Shop drawings show what’s intended to be installed. As-built drawings show what was actually installed. The two often differ, especially after value engineering or onsite changes. We capture the second, directly from scan data.
