WHAT WE DELIVER

Walkable 3D Models of Large Commercial Buildings

Our Matterport service creates photorealistic, interactive 3D walkthroughs of large commercial and industrial buildings. Using Matterport Pro3 LiDAR cameras, we capture every room, corridor, plant room, and external space of the building in scanning-grade detail. The result is a 3D walkthrough that anyone on your team can navigate from any device, no specialist software required.

Whether you need a virtual record of a building for portfolio asset management, remote site inspections, multi-site coordination, or a low-friction reference for design teams who can’t visit in person, Matterport gives you a 3D model that’s both easy to access and rich in spatial information. Every tour is signed off by Michael personally before it goes live.

HOW IT WORKS

Our Matterport Production Process

From site capture to shareable 3D tour, one point of contact the whole way.

On every Matterport project, you’ll work directly with Michael Kiernan, GeoMaus’s founder, from first call to delivered tour. No project coordinators relaying messages, no waiting for someone to check with someone else. When something changes or a deadline shifts, you’re speaking to the person who can make the call that day.

1
Scope and Access
We’ll talk through your building, your access requirements, and what you’ll use the tour for. You’ll have a written scope and a delivery date within 48 hours.
2
Site Capture
Matterport Pro3 cameras capture every room, corridor, and exterior space of the building. Scanning is fast and quiet so disruption to operations is minimised.
3
Processing and Staging
Scan data is processed into the Matterport cloud for tags, highlights, and navigation points. Tagged with named areas, schematic floor plans, and optional dollhouse views.
4
Delivery and Sharing
Your building’s tour is published with a secure link, embeddable in your building’s website, or downloaded for offline use. Signed off by Michael personally before it goes live.

COMMON USE CASES

When You Need MEP Documentation

Most MEP documentation projects we’re called in on fall into one of these situations. If yours is on this list, you probably need documentation before the next decision gets made.
For remote asset management of multi-site portfolios:

Your team can’t physically visit every building in the portfolio. A 3D tour gives asset managers, facilities directors, and remote teams the ability to walk the building from a browser, any time.

For pre-construction or design coordination:

Design teams and contractors need to understand the existing space without travelling to site. A 3D tour gives them complete spatial context they can reference throughout the project.

For insurance, condition, or compliance documentation:

A 3D record of the building as it was on a specific date is a defensible reference for insurance claims, condition disputes, and compliance audits.

For marketing, leasing, and stakeholder engagement:

Prospective tenants, buyers, and stakeholders can experience the building without scheduling a site visit. Reduces friction in early-stage decisions.

For long-term facilities and operations reference:

Maintenance teams, contractors, and operations staff use the tour as a permanent visual reference for the building. Useful for any decision that depends on knowing what’s where.

COMMON QUESTIONS

Frequently Asked Questions

Everything you need to know about our 3D building tour workflow, accuracy, and deliverables.

A 360 tour is a sequence of photos stitched together. A Matterport tour is a true 3D model you can walk through, with accurate spatial relationships, embedded measurements, and dollhouse views. The difference matters for anyone using the tour for actual work, not just marketing.
Matterport gives you indicative measurements suitable for spatial reference, design coordination, and planning. For precise dimensional accuracy required for construction or design documentation, we recommend pairing the tour with a measured survey or Scan to BIM model.
Site time depends on the building. A 50,000 sqft warehouse is typically half a day onsite. A multi-floor hotel or 200,000 sqft distribution centre is one to two days. Tour delivery follows within a few days of site completion.
Yes. Tours can be embedded directly in any web platform, shared by secure link, or accessed through Matterport’s apps on mobile and VR headsets.
Michael Kiernan, GeoMaus’s founder, runs every project personally. You’ll have his direct line from the first call. The scanning and tour production are delivered by our team, but the planning, the quality control, and any decision that affects your programme are owned by Michael.
