THE CHALLENGE

138 Rooms, Five Floors, Zero Disruption to Guests

A DoubleTree by Hilton property in Hattiesburg needed full existing-conditions documentation to support a renovation and Property Improvement Plan (PIP) for brand compliance  the kind of project where the drawings have to hold up to a franchisor’s standards, not just get a contractor started.

The scale was the first challenge: 138 rooms including 33 suites, spread across five floors, plus every common area, staff area, and the full exterior  nothing could be left as an assumption or filled in from an old set of plans. The second challenge was that this wasn’t a vacant building. The hotel was fully operating throughout the capture, with guests staying on-site, which meant the entire survey had to be planned and executed around live occupancy with no impact on hotel operations. All of it had to be completed in a 3–4 day window on site.

SCOPE OF WORK

Full Hotel Building Survey

The brief was comprehensive: every guest room, all common areas, staff and back-of-house areas, and the full exterior elevations of the 5-story building. The client needed this translated into a coordinated Revit model to support the renovation design, alongside full CAD documentation – floor plans, reflected ceiling plans, and elevations – and a complete 3D virtual tour to give ownership and the design team a navigable record of the entire property.

OUR APPROACH

A Live Hotel, Scanned Floor by Floor Without Interruption

With guests on-site throughout, the capture had to be sequenced carefully working room by room and floor by floor in a way that never disrupted housekeeping, guest access, or day-to-day hotel operations. Every guest room, corridor, common area, and staff area was captured with 3D LiDAR scanning at millimetre-level accuracy, alongside full exterior elevations of the building, all completed within the 3–4 day site window.

The scale of the property 138 rooms across five floors  meant a high volume of data to register and process cleanly before modelling could begin. Our BIM team then built a fully coordinated Revit model covering the entire property, supported by complete CAD floor plans, reflected ceiling plans, and elevations, with every deliverable checked against the point cloud to make sure the documentation would hold up to brand-compliance scrutiny.

THE OUTCOME

A Full Property, Documented Without Taking the Hotel Offline

Complete as-built documentation – CAD, PDF, and a coordinated Revit model covering all 138 rooms, common areas, staff areas, and exterior elevations – was delivered along with a full 3D virtual tour of the property. The entire capture was completed in 3–4 days on site, with the hotel remaining fully operational and no disruption to guests throughout.

For a property of this scale working toward a brand-compliance renovation, the value was a single, accurate, coordinated dataset covering the whole building – the foundation the PIP and renovation design could be built on with confidence, without the property ever having to close a floor or interrupt operations to get it.
