An architecture and engineering firm needed full existing-conditions documentation of an abandoned 12-unit multi-family property in Gladeview, Miami, to support a renovation ahead of re-letting the units. The property had sat vacant and had been left in poor condition, visibly squatted in, and showing signs consistent with drug use, which made access and working conditions genuinely difficult across all 12 units.
Beyond the condition of the property, the site itself was split across two separate structures on the lot – a single-story building and a two-story building – meaning the survey had to account for two distinct layouts within the same visit, not one continuous footprint. Despite the state of the property, every unit needed to be accessed and captured, along with the full exterior up to the boundary, all within a single day on site.
The brief covered all 12 units across both structures – the single-story and two-story buildings – plus the full exterior of the property up to the boundary line. The client needed this delivered as an LOD300 coordinated Revit model, full CAD and PDF documentation, and a complete 3D virtual tour, giving the design team a genuinely complete existing-conditions record to plan the renovation from, unit by unit.
We worked through all 12 units across both the single-story and two-story structures in a single day on site, capturing every space with 3D LiDAR scanning, despite the condition of the property, alongside the full exterior up to the property boundary and imagery for a complete 3D virtual tour.
The point cloud was registered and processed, and our BIM team produced a fully coordinated LOD300 Revit model along with CAD floor plans and PDF documentation, checked against the point cloud to ensure every unit was captured accurately – all delivered within a 12-day turnaround.
